What goes against the concrete
A basement wall is a cold, damp surface with a house sitting on top of it. What you put against that wall decides whether the finished room stays dry or quietly rots behind the drywall. These are the specification decisions we make on nearly every basement, and the reasoning behind them.
Rigid foam against the wall
Foam board sealed to the concrete, seams taped, framing set inboard of it. The foam keeps the back of the studs above dew point, so warm room air never reaches a cold surface it can condense on.
Mineral wool in the stud bays
It goes inboard of the foam, never against the concrete. Fiberglass pressed straight onto block wets at the face and stays wet. Mineral wool also does more for room-to-room sound than a batt of the same thickness.
Dimpled subfloor panels
A plastic dimple mat or foam-backed panel under the finish floor gives the slab an air gap and takes the chill off underfoot. It also adds height, which matters when the ceiling is already tight.
Floating vinyl plank
Click-together plank tolerates a slab better than glue-down engineered wood, because nothing is bonded to the concrete — the floor floats free instead of being tied to it. Manufacturers publish a slab moisture limit, and we test to their number before anything is ordered.
Drywall ceiling or access panels
A drywall ceiling matches the rest of the house and buries every shutoff, cleanout and junction box above it. We map what is up there first, then put doors where something will need reaching later.
Ejector pit or upflush unit
With no rough-in, a below-slab ejector pit means saw-cutting and re-pouring concrete, and the pit gets sealed and vented. An upflush macerating unit sits on the slab, skipping the concrete work — it still needs a vent, a circuit, and limits on what drains into it.
Everything basement finishing covers
- Egress window installation
- Saw-cutting the foundation, setting a lintel over the opening and reinforcing the jambs, setting the window and well, tying the well drain in, and backfilling. On a poured wall the lintel detail gets engineered before we cut. Net clear opening and sill height have to be right the first time.
- Basement bathroom
- Full bath, three-quarter or powder. If the slab was poured with a rough-in we open it and check what is actually down there. If it was not, the choice is an ejector pit or an upflush unit, and it changes the plan.
- Basement bedroom
- Egress, ceiling height, a supply and a return so the room is not ten degrees colder than the rest, and smoke and CO alarms tied into the house system. A room drawn as an office is still where somebody's guest sleeps.
- Wet bar
- Sink, drain, supply line, a dedicated circuit and a vented spot for a beverage fridge. The drain is the real constraint — it has to fall to the same place the bathroom does, and that decides where the bar can sit.
- Home theater room
- Room proportions, a soffit that hides the projector run, blocking in the walls for screen and speakers, and dimmable lighting on its own circuit. The wire goes in before drywall or it gets fished afterward at several times the effort.
- Home office
- A data run back to where service enters the house, more receptacles than the minimum, and a door and wall assembly that keeps the rest of the house out of your calls. Light plan matters more here than anywhere else down there.
- Waterproofing and moisture correction
- Exterior grade and downspout work first, then crack injection, an interior drain to a sump, or a dimpled membrane where the wall needs one. We do the cheap outside fixes before we sell you the expensive inside one.
The five things that turn a basement finish into a repair
Framing before reading the wall
Efflorescence, a horizontal tide line of staining, rust at the base of a steel column — each one says water has been in. We follow it outside first: grade, downspout discharge, mulch piled above the brick ledge. Most basement water is a gutter problem wearing a foundation costume.
Building a vapor trap
Fiberglass batts against block with poly stapled over them puts a vapor barrier on both sides of the framing. Whatever gets in cannot dry in either direction. Foam sealed to the concrete, insulation inboard of the framing, and no plastic sheet on the room side.
Flooring down before the slab is tested
A slab can look bone dry and still push a hundred pounds of water a month through every thousand square feet. We test to the flooring manufacturer's limit before ordering — calcium chloride (ASTM F1869) or in-slab humidity probes (ASTM F2170) — because a cupped floor is a full tear-out.
Leaving radon until last
Finishing tightens a basement and changes how air moves through it. Test before the plan is fixed, and test again once it is finished, because the number in an open basement is not the number in a sealed one. A mitigation pipe wants a chase we are already framing, not a hole in finished drywall.
A window well with nowhere to drain
An egress well cut into the foundation collects everything that falls into it. It needs stone over a drain tied to the footing drain or a sump, and a ladder when the well is deeper than 44 inches. Skip the drain and the well floods the room it exists to save.
What a basement finish actually looks like on site
Water, grade and radon
Downspouts extended, grade corrected, cracks injected, sump and lid sorted, radon result in hand. If a wall has moved rather than leaked, that is a structural conversation before it is a remodeling one.
Layout and the egress cut
We chalk the plan onto the slab and walk it with you, because a room reads differently at full size. If a bedroom is in the plan, the excavation and the foundation cut happen while the site is still open.
Foam, framing, soffits
Foam sealed to the concrete, walls set inboard of it, then soffits drawn around the trunk duct, beams and any pipe that drops. We measure headroom in each bay before committing a soffit line.
Rough-in and inspection
Electrical, plumbing, HVAC branches and returns, and any sound work in the joist bays. Wire for the theater and the office goes in now. Nothing gets covered until an inspector has seen it.
Insulation and drywall
Insulation inspected, then board, tape and finish. It is the longest stretch with the least to see from the stairs, and the one where dust control matters most.
Finish and punch list
Trim, doors, flooring, tile, paint, fixtures and the stair. Final inspection, then we walk it with you and clear the punch list before we invoice. The site is swept at the end of every day, not at the end.
Walkout, daylight, or fully below grade
Three basements, three different jobs. Which one you have decides how the egress question gets answered, how much daylight the plan can use, and how much excavation shows up on the estimate before framing starts.

Independent cost research puts basement finishing in the Indianapolis area at roughly $25 to $65 per square foot, which puts a 1,000-square-foot basement somewhere between about $25,000 and $65,000.
Another way to read it
The same research splits that into a basic finish at roughly $25,000 to $35,000, a mid-range finish including a bathroom at about $35,000 to $50,000, and a premium finish with entertainment features from around $50,000.

What homeowners ask about basement finishing
Do I need an egress window?
If any part of the plan is a bedroom, yes — it is a code requirement, not an upgrade. It is also the line most quotes leave off, which is how a cheaper estimate turns into a more expensive job. Ours names it.
What if my basement has had water in it?
Then that is the first line on the estimate and the first work on site. Nothing gets framed over a wall that leaks. Finishing over a moisture problem buries it behind drywall where it will cost several times more to reach.
Is finishing a basement worth it?
It is the cheapest square footage most houses can add, because the structure, the roof and the foundation already exist. Whether it beats an addition for your house depends on ceiling height and what you need the space for. We will give you the honest comparison.
Do I need a permit to finish a basement in Indiana?
Yes. Finishing a basement is framing, electrical and usually plumbing, and every jurisdiction around here wants a permit and a set of inspections for that. The inspections come in order — rough-in before insulation, insulation before drywall — and that order sets the schedule more than anything else does.
What is the minimum ceiling height for a finished basement?
Seven feet of finished height for habitable space. In a basement, beams, ducts and pipes are allowed to hang lower than that, down to six foot four. That exception is what makes most Hamilton County basements work at all. We measure at the lowest obstruction in every bay before drawing a soffit.
Do I need an egress window for a basement bedroom?
Yes. The numbers are specific: 5.7 square feet of net clear opening — 5.0 for a below-grade window in a well — at least 20 inches wide and 24 inches high, with the sill no more than 44 inches above the finished floor. Some plan reviewers hold everything to 5.7, so we confirm before designing to 5.0. An exterior door opening from the bedroom itself counts in place of a window.
Should I test for radon before finishing my basement?
Yes. Much of central Indiana, Hamilton County included, sits in EPA's Zone 1. A short-term test costs little and takes days, and a mitigation route is easy to build into a chase now and awkward to add through finished walls later. Whatever the first result, we retest once the basement is finished, and again after any mitigation system goes in — that confirmation test is the one that counts.
Can I put a bathroom in a basement if there is no rough-in?
Yes, two ways. A sewage ejector pit set below the slab takes a full bathroom group and runs quietly, but it means saw-cutting concrete, re-pouring, and venting the pit. An upflush macerating unit sits on top of the slab and skips the concrete work, with limits on what can drain into it.
What flooring works best over a concrete basement slab?
Floating vinyl plank is the usual answer, because nothing is bonded to the concrete, so slab moisture and slab movement do not break a glue line the way they do under engineered wood. Carpet tile and porcelain both work too. What matters more than the choice is the moisture test — installing over a wetter slab than the manufacturer allows is how a floor cups a year later.
Why is there white powder on my basement wall?
That is efflorescence — mineral salt left behind when water moves through concrete or block and evaporates on the inside face. The powder itself is harmless. What it tells you is that water has a path through the wall, and that path gets found and closed before anything is framed against it.
How do I stop hearing the basement from upstairs?
Batts in the joist bays help with voices and do almost nothing for footsteps. Impact noise needs the ceiling decoupled from the joists — isolation clips and channel, then two layers of drywall. That costs headroom as well as money, so we price it as its own line and you decide.
Does a finished basement add square footage to my house?
Not to the number on the listing, usually. Appraisers report finished below-grade space separately from above-grade living area, so it gets valued but counted apart. If resale math is driving the decision, ask an appraiser how below-grade finish is treated in this market before the plan is set.
How long does it take to finish a basement?
Most run six to ten weeks on site, depending on whether a bathroom, an egress cut and moisture correction are in the plan. Inspections set part of that pace and we do not control them. The written estimate carries the schedule alongside the price.
