A hardwood floor that opened up in February and closed again by July did nothing wrong. That is the floor working. Wood takes on and gives up water vapor for as long as it exists, and the air it sits in here changes character twice a year — humid all summer, dry from the week the furnace starts. The boards follow it. Narrower in winter, wider in summer, in every house on the street.
What matters is telling that apart from the gaps that mean something. One is a season. The other is a moisture source, a pinned floor, or wood that went down before the house was ready. In a phone photo taken in January they look identical. By August they do not.
Wood chases the air it sits in
Kiln-dried is not a permanent state. Lumber leaves the kiln at a moisture content chosen for a climate, and from then on it moves back towards equilibrium with the air around it. Dry air, it shrinks. Damp air, it swells. It never finishes — it only gets closer to the air it is in right now, a few weeks behind.
A furnace makes that worse without doing anything wrong. It does not remove water from the house; it heats air that came in cold and holding very little, and the result at floor level is the driest air of the year. Then the windows open in spring and the floor takes it all back.
The direction matters more than the amount. Wood moves across the grain and barely along it. A board does not get shorter in winter — it gets narrower. Every board in the run gives up a sliver of width at once, so you do not get one gap, you get a gap at every joint, and the floor has quietly shrunk across the room. In a wide room that adds up to something visible at the walls. Which is why the walls are where the allowance has to be.
How the board was cut decides how much it moves
Two boards off the same tree move differently depending on where the saw went through it.
- Plainsawn boards, growth rings running roughly flat across the face, move the most across their width and are the ones that cup.
- Quartersawn and riftsawn boards, rings standing closer to vertical, move less and stay flatter. They cost more, because a log yields fewer of them.
- Width matters as much as cut. A wide plank concentrates a whole board's seasonal movement into one joint instead of spreading it over several narrow ones. Wide plank does not move more. It shows it in fewer, larger gaps, which reads as worse.
What nobody can sell you is a solid wood floor that holds still.
Engineered wood is restrained, not exempt
An engineered board is a real wood wear layer over a cross-plied core whose plies restrain each other. That is why engineered is the safer choice over concrete. It is not immunity. The wear layer is still wood, and an engineered floor sitting on something wet cups as readily as a solid one — the water is arriving from underneath, and no amount of cross-plying argues with that.
Wear-layer thickness is the trade-off, because it decides whether the floor can ever be sanded, which is the whole question in refinish or replace.
Gaps that are normal, and gaps that are telling you something
The seasonal kind is even. Every joint across the field opens by a similar amount in the coldest stretch of the year and closes as the weather turns. Nothing else about the floor changes. Here is what we treat as a symptom instead:
- Gaps in one area only — along an exterior wall, under a window, in front of a dishwasher, over a crawl space vent. A season moves a whole room. Anything local is a leak, a draft or a cold surface.
- Gaps that never close. If July comes and goes and the joints stay open, the wood went down wetter than the house and has since settled. That floor did not shrink. It arrived pre-shrunk.
- Cupping, edges proud of the centers — moisture from below, making the underside of each board wider than the top. Crowning is its sequel: a cupped floor sanded flat while still wet, so when it finally dried the middle was all that was left standing.
- One dramatic gap where several small ones belong. That is sidebonding: a finish or an adhesive has glued adjacent edges into what is effectively one very wide board, so a whole section's movement comes out at the joint that gave way.
- Splits along the face of a board, called checking, where the surface dried faster than the board could relieve the stress.
Only the first line is worth photographing and forgetting about. The rest are worth finding the cause of before anyone sands, fills or replaces anything.
Acclimation is a reading, not a calendar
The common version — leave the boxes in the room a few days, then start nailing — is not the thing. The point is that the wood, the subfloor and the house have reached moisture contents close enough to each other that the floor will not move much once it is fastened down. You measure that with a meter, on the flooring and on the subfloor. You do not count it off a calendar.
So the honest answer to "how long does it need to sit" is: it depends, and here is what on. Where the material was stored before delivery. Whether it arrived in February or August. Whether the HVAC is actually running rather than switched on that morning. Whether the drywall mud, the paint and any tile mortar have dried, because all of them put water into the air on the way to curing.
Two rules hold regardless. The material does not acclimate in the garage, which is outdoor air with a roof on it. And a floor does not go down into a house still wet from its own construction — the boards drink that up, swell, get fastened at a width they will never hold again, and gap for the rest of their life. That is the one gap nobody corrects later without pulling the floor.
The same visit is when the subfloor gets checked for flatness — a different problem with the same consequence if it is skipped, and one we go through in leveling the subfloor.
Where the floor is allowed to move
Every wood floor needs somewhere to expand into, sized by the manufacturer's instructions for that product and the width of the run. It sits around the perimeter, and it has to stay continuous:
- Under the base and shoe, not packed with caulk. The trim covers the gap and fastens to the wall, never down through the flooring.
- Under door casings, undercut so the flooring runs beneath them rather than being scribed tight around them.
- At hearths, thresholds and tile transitions, where a bead of mortar or construction adhesive in the wrong place turns the floor into one fixed slab.
- Around pipe penetrations and floor vents, drilled oversize and covered rather than sealed solid.
- At the run limits for a floating floor, which needs a transition through doorways whether the flooring looks continuous or not.
A floating floor also has to be free of anything standing on it. Cabinets and islands go on the subfloor with the flooring worked around them — set an island on top and screw it down, and the middle of the room is pinned. When we plan a kitchen we decide early whether the floor runs under the cabinets or stops at them, because it changes the order of the job — part of the sequencing behind the kitchen remodeling page.
The basement is a different climate in the same house
Below grade the problem reverses. A slab sits on ground that never fully dries, so the vapor drive is upward more or less year round, and in summer humid air meeting a cool slab condenses on it. The floor that gaps upstairs in January cups downstairs in August.
Solid hardwood over a slab is something we will talk you out of. What works down there is engineered or a floated product over the right vapor retarder, chosen after the slab has been read rather than before — the subject of flooring over concrete, and part of why a basement starts with reading it for water rather than with a layout, in the order the basement finishing page sets out.
Doors, trim and the cracks that are not defects
Floors are the most visible version of this. The rest of the house does it too.
A frame-and-panel cabinet door has a center panel that floats in its groove and is never glued, so it changes width without splitting the frame. When the panel shrinks in winter, a hairline of unfinished wood shows at its edge. That is not a paint failure — it is the door built correctly, and the prevention, finishing the panel edges before assembly, happens at the shop, as covered in what a factory finish takes.
Mitred casing and crown do the same at the heel of the joint. A mitre that opens a hair each winter and closes each summer is maintenance: caulk and touch up. A mitre that opens and keeps opening was cut short or fastened badly, and caulk will not save it — the difference is in trim and casing details. Solid interior doors tell it from the other side, sticking at the latch edge in August and swinging free in January.
Butcher block earns its own warning. A solid top gets fastened with elongated holes or figure-eight clips so it can move across its width. Bolt it tight and it splits. Every face gets sealed, underside and sink cutout included, or one side takes on moisture faster than the other and the top cups — one of the trade-offs in countertop materials compared.
What actually helps
Almost none of this is about buying better wood. It is about narrowing the swing and not fighting the movement.
- Humidify in winter, dehumidify in summer. The goal is a smaller annual range, not a particular reading. Your flooring manufacturer's instructions state the conditions they expect the floor to live in.
- Do not fill winter gaps. Filler or rope pushed into a joint in February gets crushed when the board swells in June, and the next winter that joint opens wider than before, because the space it wanted back is occupied.
- Do not sand a cupped floor until it has dried and flattened. Sanding early is how cupping becomes permanent crowning.
- Keep the house conditioned during the work. A house shut down cold with the heat off, or opened up for weeks of exterior work, produces the most dramatic movement we get called about.
- Think about when it goes in. A floor installed at either seasonal extreme starts life at one end of its range, which is a quieter reason timing matters, and the indoor half of what freeze-thaw does to a house here.
What we do about it on a job
We measure the flooring and the subfloor before anything is fastened, and we sequence the wet trades — mud, paint, tile — to finish before wood arrives rather than around it. If a reading says the material is not ready, the floor waits. That is a conversation we would rather have with you up front than explain to you in the spring.
We also say when a material is wrong for the room. Solid wood over a basement slab, wide plank in a house nobody humidifies, butcher block beside a dishwasher with no sealing plan — raising those before the order goes in changes nothing but the order. Afterwards they cost the floor. What comes out of working that way is on our projects.
The short version
Wood moves across its width, all year, forever. A hairline at every joint in the coldest week of winter is a working floor. A gap in one corner, a gap that never closes, or a cupped board is a moisture problem wearing a floor's clothing, and the fix starts with finding the water, not the sander.
