Wet bars, offices and theatres: planning past 'finished'

The difference between a finished basement and a used one is what you planned for. Drains, circuits, sound and sightlines that have to be decided before the drywall.

A basement gets called finished the day the trim goes on. Whether it gets used was settled months earlier, on a day when the walls were still open studs and nobody had picked a paint color yet.

A wet bar, a home office and a theatre look like three finishes. They are three different service lists — drains, circuits, low-voltage runs, air, blocking and sightlines — and all three get buried behind drywall before you can stand in the room and judge it. The finishes are the easy part.

The drain decides the bar, not the cabinets

Drains work on gravity. Upstairs that is free — the pipe falls away below the floor and disappears. In a basement the sink is already at the bottom of the house, and the main line sits under the slab at a depth nobody knows until someone looks.

There are two honest answers. Cut and trench the slab to reach a line deep enough to fall into, or set a pump basin and let a sewage ejector lift the waste to the main. Trenching means a jackhammer, dust containment, spoil carried out through your house, and new concrete that has to cure before flooring. A basin means permanent equipment under your floor with a float switch and a vent. Neither is a disaster. Both are a line a cheap quote will not have.

The drain is also only half of it. Every trap needs a vent, and how the bar sink gets vented — a wet vent off an existing stack, a dedicated vent, or an air admittance valve where the local authority accepts one — is a decision for the building department, not for the cabinet plan.

Best case, your slab was poured with a rough-in already in it. If there is a capped stub for a future basement bath, the bar sink may share that excavation instead of paying for its own. A basement bathroom lives or dies on the rough-in covers how to tell what you have.

What the fittings drag along

Hot at a bar sink means a supply run from the water heater and a long, cold wait at the faucet, unless there is a recirculation loop or a point-of-use heater under the counter — a circuit and a shelf inside a cabinet planned around it. Plenty of bars are fine cold only. Decide that on purpose rather than at the faucet.

An ice maker wants a cold supply line, and many models want a drain as well; the drainless ones pump into a reservoir somebody has to empty. A beverage refrigerator, a kegerator and a dishwasher drawer each want their own circuit and room to breathe at the back, because an undercounter appliance boxed in with no airflow runs hot and dies early. Ventilation clearance is a cabinet dimension, designed in or cut in later with a hole saw.

The room behind the bar

Stools put seated people in a walkway, which is the clearance problem an island has. NKBA guidance for kitchens is a clear work aisle of at least 42 inches, and 48 inches where anyone passes behind someone working — National Kitchen & Bath Association design guidelines, not Indiana code, but they describe the difference between a bar people gather at and one they squeeze past. Measure with the appliance doors open. The clearances around an island apply almost unchanged down here.

An office is wiring and quiet, not furniture

Pull it while the walls are open

Data cable, power at desk height, an outlet at the second desk position you have not committed to yet, and a floor box if the desk floats away from a wall. All of it costs close to nothing while the studs are bare and real money afterwards. Low-voltage rough-in is its own stage, between the electrical rough and the board, and it is the one most often skipped.

Light, glare, and what sits behind your head

A basement office gets little daylight, and usually none where the desk ends up, so the layers have to be deliberate: ambient for the room, task at the desk, and something on a wall so the space does not read as a cave. A single row of recessed cans lights the top of your head and shadows the desk.

Then the camera. A window well behind your monitor makes you a silhouette on every call. Decide where you sit, then what sits behind you. Getting daylight down there at all is separate work — window wells and walk-outs governs how much you can have.

Air, once the door is shut

A closed room in a basement starves. Give it a supply register and no return path and the air pressurizes, the door whistles, and the room runs warm with a person and a computer in it. The fix is ordinary — a return, a transfer grille, a jump duct, or at minimum an undercut door. It is decided at rough-in, not added later without opening a ceiling.

If it might ever be a bedroom, build it as one now

Whether a room with a desk in it needs an escape opening of its own is a question for the building department, and a finished basement carries requirements that do not care what you call the rooms. A bedroom is not a question. The moment anyone sleeps in the room, or you sell and want it counted as one, it needs an emergency escape and rescue opening. Indiana Residential Code R310 sets a minimum net clear opening of 5.7 square feet, a minimum net clear width of 20 inches, a minimum net clear height of 24 inches, and a sill no more than 44 inches above the finished floor, openable from inside without keys or tools. Net clear opening is the number that trips people up — it is the actual hole with the window fully open, not the frame and not the glass. The egress numbers Indiana actually requires goes through them, and a basement bedroom that counts covers what else has to be true. Confirm it with the local building department.

Cutting a well into a foundation wall at framing is a job. Cutting one after the drywall, flooring and trim are in is the same job plus demolition of work you just paid for.

A theatre is geometry first and gear second

Sightlines belong to the framing

Before anyone talks about screens, find out what is in the way. A steel beam, a duct trunk, a lally column or the underside of the stair each land somewhere, and this is the one room where the back row has to see over everything including the person in front.

That is why the riser is a loaded decision. A second row raised enough to see past the first steals head height from a room that did not have much to give, and the riser is also where the back-row wiring hides. Ceiling height, ducts and beams set what is possible before any of the fun decisions get made.

Where the picture and the sound come from

A projector needs a throw distance, blocking in the ceiling to hang from, and power plus signal arriving at that exact spot. The soffit built to hide a duct has a habit of sitting precisely where the projector wants to be — a problem you solve on paper for free and in the field expensively. A flat panel is simpler and still needs solid blocking and a chase for the cables, both decided before the board goes up.

In-wall and in-ceiling speakers need back boxes and blocking, and every one is a hole cut through the assembly you are about to spend money making quiet. The subwoofer is the one to think hardest about: low frequency travels less as sound through air than as vibration through structure, and a joist bay is an excellent transmitter into the bedroom above.

Sound is what nobody plans and everybody notices

Two things move noise and they need different fixes. Airborne sound is dialogue and music moving through air and through the assembly. Structure-borne sound is footfall, bass and pump vibration moving through framing that is connected top to bottom.

Insulation in the joist bays is the standard answer and it is oversold. Batts absorb some airborne sound in the cavity. They do nothing about a rigid path where drywall is screwed to a joist nailed to the floor above. If you want a genuinely quiet room, the assembly has to break that path — sound clips and hat channel, or a second layer of drywall with damping compound between the layers — and every penetration has to be sealed, because a can light, an outlet box or an unsealed duct boot is a hole through everything else you paid for. A straight run of sheet metal from the theatre ceiling to a bedroom register is a speaking tube, and it deserves the same attention.

Be honest about which room you want quiet. Treating one room properly costs less and works better than treating a whole basement badly.

The list that has to be settled before drywall

Every item is cheap now and expensive later.

  1. Drain and vent for the bar sink — trench or basin, and how it vents.
  2. Supply lines, and whether hot water is coming.
  3. Dedicated circuits for each undercounter appliance, plus outlets at desk height and behind the bar.
  4. Low voltage — data, speaker, subwoofer, video and control runs.
  5. Blocking for the display, the projector, floating shelves and the bar top.
  6. Lighting layout checked against joist direction and duct runs.
  7. HVAC supply and a return path for every room that gets a door.
  8. Sound assemblies, decided per room, before framing goes up.

What the concrete allows before any of it matters

None of that is worth planning until the shell is right. Water first — nothing gets framed over a wall that leaks, and reading a basement for water is the first thing we do. Then the walls, because framing a basement wall so it stays dry is what keeps vapor drive from ruining everything attached to it. Then the floor, since what survives over concrete decides which materials you get to choose from — especially in a bar, where water on the floor is a matter of when.

There is a Hamilton County specific too. This county carries an EPA Radon Zone of 1, the highest of three, meaning a predicted average indoor screening level greater than 4 pCi/L; EPA guidance is to fix at 4 pCi/L or higher and consider fixing between 2 and 4. Finishing changes how air moves through a basement, so radon in a Hamilton County basement is worth settling early rather than after the drywall.

Most of this is permitted work. In Fishers the trigger is structural, electrical, plumbing or HVAC change, applications go through the city's online portal, and the city says residential applications are typically handled in no more than 15 working days when the submittal is complete. Whether you need a permit is worth answering during design. Other jurisdictions set their own rules.

What it costs, roughly

We publish no prices of our own: a number written before anyone has seen your basement is a guess. What we can point at is independent research on this market. Published Indianapolis basement finishing research, including Angi, puts basement work at roughly $25 to $65 per square foot — about $25,000 to $65,000 for a 1,000 square foot basement — with a basic finish around $25,000 to $35,000, a mid-range finish including a bathroom around $35,000 to $50,000, and premium builds with entertainment features from about $50,000.

The bar, the office and the theatre are what move a basement from the first band into the third, and it is the buried work that does it rather than the finishes. Which is why a contingency matters more here than in a room with no slab and no unknowns — a contingency that is actually big enough is the difference between a surprise and a crisis.

The short version

Decide what each room is for before anyone frames it, then work backwards to the services it needs and get every one into the wall while the wall is open. Drains and vents for the bar. Circuits, data and a return-air path for the office. Blocking, sightlines and a sound assembly for the theatre. Those are the decisions with a deadline. Paint, tile and cabinet doors will wait.
